RENTAL POLICIES

DEPOSIT:  A deposit equal to one months rent is required along with the first months rent prior to move in.

RENT:  Rent is due on the 1st day of each month.  A $5.00 per day late fee will be assessed if the envelope is postmarked after the 5th of the month.

UTILITIES:  Water, sewer and garbage is paid by landlord.  Electric, cable, phone is the responsibility of the tenant.  Electricity must be put in the name of the tenant no later than the move in date.  Your electrical provider is:  Rocky Mountain Power  (888) 221-7070

REPAIRS:  Please contact the landlord for all repair work.  If unable to reach the landlord, leave a message and your call will be returned.  If the situation is an emergency, use good sense and take care of the problem personally.  If the emergency requires a plumber please contact: Eagle Plumbing, Inc. (307) 721-2104.  In case of an electrical emergency please contact: Voltech Electric, Inc. (307) 721-3938.

PARKING:  Each apartment has two designated parking spaces (one in the garage and the other in front of the garage).  Friends, relatives and/or guests must park on the street or use your designated spaces.  The Fire Department requires that all driveways remain clear for access of emergency vehicles to the back of the apartments.

NOISE POLICY:  Please keep the music down and work to be a considerate fellow-tenant.  The City Noise Ordinance states that any noise (music, laughing, singing, loud voices, barking, etc.) that can be heard outside of your apartment is too loud and you can be fined.  This ordinance is for any time of the day or night.  The apartment policy is for quiet, peaceful serenity to reign by 10:00 pm every night.  The procedure to follow if you are having trouble is to: 1) go to your neighbor and tell them the problem and ask for their cooperation; 2) if they do not cooperate then call the police.

PETS:  Dogs must be taken over to the prairie to relieve themselves.  No exceptions please.  Cat litter boxes are not to be dumped on the premises.  Please Note - Permission to have a pet in your apartment can only be granted by the landlord.  A $150.00 pet deposit is required as is an additional $50.00 per month added onto the base rent.

ROOMMATES:  Any changes in roommates requires a new lease.  Whose ever name appears on the lease is responsible for paying the rent.

WINTER CONDITIONS:  Do not use outside water faucets during the winter months.  If a hose is left connected to the faucet, the faucet will freeze causing the interior piping to break and result in water damage.
